The CLV Group Commitment to Resident Rights remains subject to the rights of our multi-family residential property residents under applicable laws.

Your Rights as a CLV Group Resident:

1. Right to a Safe and Well-Maintained Home

You have the right to a secure, clean, and properly maintained living space. CLV Group is dedicated to prompt repairs, regular property maintenance, and proactive improvements to ensure your home meets high standards of comfort and safety.

2. Right to Fair and Transparent Leasing

We believe in clear and honest communication. You have the right to fair lease terms, upfront disclosure of rental conditions, and a straightforward application process. Our leasing team is available to answer any questions and provide clarity on policies.

3. Right to Respect and Privacy

Your home is your personal space. CLV Group respects your right to privacy and will provide proper notice before entering your unit, except in cases of emergency. Our team is trained to uphold the highest standards of professionalism and courtesy.

4. Right to Fair Treatment

We believe in mutual respect, treating all residents and employees with honesty, fairness, and dignity. Harassment or violence from anyone, whether resident or employee, will not be tolerated. Our goal is for residents to love where they live and for our team to feel respected in their workplace.

5. Right to Tenure

Residents in good standing have the right to continue living in their CLV Group home for as long as they choose, provided they meet their rental obligations and provide appropriate notice to move. CLV Group does not engage in illegitimate evictions, including renovictions (renoviction refers to when a landlord or housing provider illegitimately evicts a tenant from the rental unit by stating that they will conduct major renovations or repairs, with no intention of doing so). Residents will only be asked to leave for reasons outlined in the Right to Fair Legal Proceedings in Eviction and/or in accordance with applicable laws.

6. Right to Essential Documentation

Residents have the right to receive a copy of all necessary documents related to their tenancy. This includes a copy of their signed lease agreement, the legal name of their housing provider, contact details, and receipts for all rental payments made.

7. Right to Sustainable Living

We are dedicated to sustainability and environmental responsibility. As a resident, you have access to recycling programs, energy-efficient property initiatives and upgrades, and community efforts aimed at reducing our environmental footprint.

8. Right to Fair Legal Proceedings in Eviction

Residents may be asked to leave their home under certain circumstances permitted by applicable provincial laws, which may include:

  • Breach of tenancy agreement.
  • Violence, harassment, threats, and/or general misconduct toward staff or fellow residents.
  • Illegal activity and/or actions that compromise safety.
  • Significant damage to a CLV Group property, including major repairs, demolition, or conversion of the property.
  • Expiration of a lease term without renewal.
  • Any other reason as required or allowed by law.

Residents facing eviction have the right to a fair process and to have their case heard by the appropriate regulatory authority. CLV Group is committed to handling disputes professionally and reasonably, with exhaustive efforts made to resolve matters cooperatively before legal proceedings become necessary.

9. Right to Feedback and Communication

Your feedback matters to us. We ensure open lines of communication through our resident portal, on-site teams, designated Community Relations Coordinators, and customer service channels. We encourage residents to share their thoughts so we can continue improving our services.

Your Responsibilities

With these rights come responsibilities. We ask all residents to:

  • Treat neighbors, staff, and CLV Group property with courtesy and respect.
  • Follow lease agreements and community guidelines.
  • Maintain their unit in good condition.
  • Report maintenance issues promptly.
