Project Overview

360 Laurier marks CLV Group Developments’ second office-to-residential conversion in Ottawa. It represents another critical step forward in addressing the trend of increased office vacancies in the city’s downtown core. This revitalized mixed-use building will offer 139 rental suites and a range of amenities, resulting in a vibrant community hub. By blending residential units with retail spaces, 360 Laurier aims to drive pedestrian traffic and contribute to a more dynamic urban landscape.

Prime Candidate for Conversion

360 Laurier was an ideal candidate for conversion. The building’s linear core allows for a simpler and more efficient conversion process, while the pre-cast concrete facade was in excellent condition at the time of acquisition. The existing underground parking garage offers ample headroom, facilitating construction activities throughout the project.

Transit-Oriented Development

360 Laurier Ave W follows a transit-oriented development philosophy. Future residents will gain access to Ottawa’s expanding public transit network via nearby LRT and bus stations. Positioned on Laurier Avenue’s bike paths, it connects cyclists to hundreds of kilometers of trails throughout the National Capital Region. It is just a short walk to top restaurants, cafes, shops, entertainment, the business district, Parliament Hill, and the iconic Rideau Canal

Office-to-Residential Conversion

This project reflects an ongoing shift towards sustainable urban development. By repurposing existing structures, we’re able to reduce the environmental impact and bring rental apartments to market faster, while also playing a small part in reactivating our downtown core.

Throughout the conversion process, all salvageable materials were donated to local charities and schools to be repurposed or reused.
The project is set to save over 550 truckloads of concrete and will benefit from a significant reduction in greenhouse gas emissions compared to a similar-sized development built from the ground up.
